General Terms and Conditions

• All our apartments are non-smoking and have free Wi-Fi, a Nespresso machine and a balcony or terrace, with a magnificent panoramic view of Merano and the Adige Valley.
• The five newer apartments – Nerine, La Terrazza, Orchidee, Belvita and Garden – also have electric roller shutters, triple glazing, underfloor heating, walk-in showers, box-spring beds, a ceramic hob and a microwave.
• Healthy sleep improves the quality of life, which is why all our beds have ergonomic mattresses of the highest quality for a restful night’s sleep.
• Daily fresh bread delivery (except during the winter season): delivery is free of charge; the bread you order is charged.
• Nespresso capsules are available from us.
• Arrivals and departures: the apartment is available from 2:00 pm on your day of arrival. We kindly ask you to vacate the apartment by 9:30 am on your day of departure.
• Small, well-behaved dogs are welcome on request; we charge €15.00 per day (food not included).
• We regret that we cannot accept bookings without written confirmation.
• Deposit: your booking is confirmed on receipt of a deposit of 20% of the total price for reservations made through Booking Südtirol, or €200.00 per apartment for other bookings.
• Cancellation terms: cancellation is free of charge up to 1 month before arrival. From 30 to 14 days before arrival 40% will be charged, and from 13 days to 1 day before arrival 80%, if we are unable to re-let the apartment. The full accommodation price will be charged for late arrival and/or early departure. If a booking is cancelled, the deposit is always issued as a voucher valid for up to two years, rather than refunded in cash; any applicable cancellation charges still apply.
• Payment methods: you can pay your bill in cash (please note that in Italy cash payments are legally limited to a maximum of €5,000.00), by debit card or by credit card (please check your foreign spending limit with your bank in advance).
• We recommend you take out travel cancellation insurance so you can avoid any unnecessary costs in the event of cancellation.
• Residence Lichtenberg is closed from 9 to 27 November 2027.

The Südtirol Guest Pass, included in your stay, allows travel on many regional trains, buses and cable cars throughout South Tyrol under the official conditions.

The local tourist tax is collected per guest and overnight stay by the accommodation establishment. The amount of this municipal tax depends on the category of the establishment. Children and young people under 14 years of age are exempt. The tax is payable on departure (€2.90 per person/day) and is listed separately on your invoice.
